Consultation has concluded
The Town has received a development application for Grouped Dwellings (x3) and Single Bedroom Dwelling. The application proposes to retain an existing dwelling facing Hubert Street, build two new dwellings addressing Terminus Lane and one single bedroom dwelling in the centre portion of the lot, with vehicular access being from Hubert Street
In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:
- ROW Setback – Council’s Local Planning Policy – Streetscape requires a minimum setback of 6 metres from the centreline of the right-of-way to the (non-garage) portion of the dwelling. The application proposes a 5.5 metre minimum setback from the centreline of the right-of-way to the (non-garage) portion of the Dwelling.
- ROW Setback – Council’s Local Planning Policy – Streetscape requires a minimum setback of 7 metres from the centreline of the right-of-way to the upper floor of the dwelling. The application proposes a 5.5 metre minimum setback from the centreline of the right-of-way.
- Plot ratio – The Residential Design Codes prescribes a maximum plot ratio area of 70m2 for any Single bedroom dwelling. The application proposes a Single bedroom dwelling with a plot ratio area of 75.5m2.
