In accordance with Local Planning Policy – Community Consultation on Planning Proposals, you are invited to comment on the following matters:

  • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires a minimum street setback of 3.0 metres from Rutland Avenue with an average setback of not less than 6.0 metres. The application proposes a setback to Rutland Avenue of 3.5 metres minimum and 5.94 metres average to the ground floor and a 5.91 metre average to the upper floor.
  • Length of Boundary Wall – A boundary wall to the north east boundary is proposed to have a length of 12.1 metres (combined total). The Residential Design Codes permits a boundary wall of a maximum length of 11.4 metres as permitted under Council’s Local Planning Policy – Boundary Walls.
