Consultation has concluded

The Town has received a development application for Additions (Residential). The application proposes to retain an existing house while adding a second storey, replacing a single carport with a double carport and adding a rooved alfresco area to the backyard.

In accordance with Local Planning Policy 37 – “Community Consultation on Planning Proposals”, you are invited to comment on the following matters:

  • Primary Street Setback – Council’s Local Planning Policy – Streetscape requires an average street setback of not less than 6.0 metres. The application proposes a setback of 4.36 metres average.
  • Carport Setback – Council’s Local Planning Policy – Streetscape requires that carport columns/posts be setback a minimum of 1.5m from the street. The application proposes a setback of 5.13 metres average.
  • Boundary Setbacks– The Residential Design Codes prescribes the minimum setback distance of buildings from boundaries other than the street. The application proposes variations to the setback of the following walls:
    • Upper Floor wall (Bedroom to Ensuite) to common boundary with No 55 Tuam Street – 1.2 metres required; 1.16 metres proposed to north eastern boundary.
    • South western wall/elevation to Common Property driveway – 1.5 metres required; 0 metres proposed* to Common Property driveway.


*NOTE: this maintains a similar nil setback by the existing dwelling, but proposes a two storey wall while the existing is only single storey.
